The Annual Maintenance Inspection addresses all of the home’s major systems and allows the homeowner to be advised on annual maintenance events that will aide in maintaining the condition of the home. These inspections are typically performed in the fall and winter but can be scheduled at any time.
Inspection will cover:
- Electrical System
- Heating and Air Conditioning System
- Plumbing System
- Exterior and Foundation
- Crawl Spaces
- Interior; including Windows, Ceilings, Walls, Doors, and Floors
- Kitchen and Bathrooms
- Potential safety hazards
- Insulation and Ventilation
- Driveway and Sidewalks
- Additional areas of concern can be addressed in the report
During this inspection, the inspector will go through the home with the homeowner. Any issues with the home will be addressed, items of concern will be reviewed and a maintenance plan will be developed.
The Home Maintenance Inspection will take about 1 hour and will provide the homeowner with a summary of home’s condition, suggested maintenance checklist, and an expert to call with questions at any time during the year. The goal of this inspection is to help educate the homeowner and provide tips and suggestions on maintaining and improving the home’s condition.
The cost of an Annual Maintenance Inspection starts at $150 – you will be provided a full walk-through of the home, a summary of the home’s condition, and a checklist for the next twelve month’s suggested maintenance.
By completing an annual maintenance inspection, you are able to monitor and identify small issues before they develop into larger issues. It is much easier on your life and wallet to notice a leak in the first year or two, rather than when the leak has created extensive structural issues due to lack of awareness.
I have lived in my home for a decade but decided to give the promotional maintenance inspection a try – we had a few concerns with structural issues. Crawford came to the house and after completing his tests was able to point out what we needed to be concerned with and how to monitor. He also got us in touch with some quality repair techs for a lingering leak and I feel great knowing that we stopped the damage before it became outrageous! I will definitely follow-up again next year, the peace of mind and provided checklist are well-worth the fee! -Sarah E.
