We moved to Chattanooga, Tennessee, from Tullahoma, Tennessee, in June 2012. My wife and I found a home in the middle of construction and were quick to make an offer. We celebrated the milestones as the walls went up and the plumbing went in and the final touches were made for move-in. As closing approached, we anxiously awaited our home inspection.
We were able to see the home during the major phases of construction and had our own list of items for the inspector to put on the report- things we had noticed during construction and minor cosmetic details. Since the property had been inspected by Chattanooga Code Inspectors constantly during the build, we had no concerns over the structure or the integrity of the home and did not think the inspection would provide much value.
We called around and asked for references from friends and finally chose an inspector for the job. The inspection report provided us with documentation of issues found in the home, cosmetic flaws, and became the basis for final negotiations prior to closing, as well as taught us things about our home’s maintenance requirements.
